My job as your Real Estate Broker is not to "convince" you to build a new home, only you can convince yourself to change the space you live in for the better and build a new home for your family. My job is to "protect you" and "guide you" and represent your best interests if you decide to build a new home. I will assist you in these three ways:

  1. Being there to answer all your questions, as your Real Estate Broker, I will help you by "Preparing you to take the field" by getting you financially qualified to be able to negotiate from a position of authority.
  2. Assisting you in the selection of an honest builder or "Making sure the other team is playing fair and giving you the best home for your money".
  3. Supervising the building of your new home through weekly inspections. "Knowing the rules" of how to build a new home properly.

Why do you need someone on your side? It's simple, the other team "the builder" from now on we'll call them "Team Builder" has recruited the best salesperson money can buy and has spent tens of thousands of dollars in sales training for that salesperson to sell you a home. These talented sales people are placed under tremendous pressure to get the sale, to sell you a new home. They must "close the sale" to get paid and they sometimes forget the details to make your home a better place for you to live.

That's why you hire me as your Real Estate Broker, and create a team of your own: "Team Buyer" now has an experienced professional on your side, which levels the playing field. I put the other side on notice to play fair by knowing this business inside and out. I will make sure you get the best new home possible for your hard earned money AND I DO MAKE SURE ALL THE DETAILS ARE ADDRESSED AND ACCOUNTED FOR!

THE ABSOLUTELY WORST THING you can do when looking for a new home is:

The instant your foot hits the builder's sales office doorway; you just gave up a VERY IMPORTANT NEW HOME BUYERS RIGHT:

"THE RIGHT" to have a Real Estate Broker represent you as your Buyer Broker and assist you in the purchase of your new home. I can assure you the builder salesperson representative doesn't have any interest in you being represented by a professional in the purchase of your new home. They may even make less commission money if you are represented in the sale of a new home. So you, the NEW HOME BUYER:

MUST INFORM THE BUILDER'S SALESPERSON

"ON YOUR FIRST"

VISIT THAT YOU HAVE A REAL ESTATE BROKER. IF I AM NOT WITH YOU, YOU MUST GIVE THEM ONE OF MY BUSINESS CARDS!

If you do not give them one of my business cards, the builder salesperson DOCUMENTS you not having representation by asking you to fill in this "innocent" Registration Card. They input your personal information and phone number into their computer data base and you are FOREVER BARRED FROM GETTING REPRESENTATION with that builder in the purchase of your new home.

Why so harsh? It's simple. Profit. As we saw on the homepage of this website the builder profits typically at least 3% more if you don't have a Real Estate Broker representing you as your Buyer Broker when you build a new home with them.
