Follow these 3 steps to understand that you CAN NOT get a lower price on your home if you DO NOT have a Real Estate Broker representing you as your Buyer Broker in the purchase of your new home.

  1. Call some of the builders in the area that you would like to live in.
  2. Ask the question below and tell the sales rep. answering the phone you want a YES OR NO answer after you ask it:
    "If I have your builder build us a new home, will you take 3% OFF THE PRICE of the home if I DO NOT have a Real Estate Broker representing me????"YES OR NO??
  3. If they do not answer with a YES or NO, as you instructed them, then remind them that you are awaiting a YES or NO response and await a response. If they refuse to answer, hang up and cross them off your list, the sales rep. may not be selling in an honest environment.

If the answer is NO, meaning they will NOT give you a 3% DISCOUNT OFF THE PRICE of their home. Which will be their answer 99% of the time, they will answer like this:

The price of the home is the same whether you have a Real Estate Broker or don't have one.

Then you know you cannot get a 3% discount off the price of your home if you go in alone, period. That's the way it is. So if you can't get a discount off the price if you don't have a Real Estate Broker representing you... then...

It only makes sense to have a Licensed Real Estate Broker representing you AND watching out for you AND giving you a slice of the pie by giving you a nice cashier's check at the closing of your newly built home. Having a Real Estate Broker means you have a "Buyer Brokerage" relationship with me, your Real Estate Broker, which means I look out for you - THE BUYER'S best interest. When your Financial Superbowl is on the line, you can't afford to take the field "alone" you need a GREAT COACH to guide you, and to make sure you are victorious at building a great new home for your family.

If the sales rep answering the phone answers with a "YES, WE WILL TAKE 3% OFF THE PRICE OF THE HOME."

Which you may encounter this answer 1% of the time. You are most likely dealing with someone who just passed the State Real Estate Test or does not even have a Florida Real Estate License, which is a 3rd degree felony in this State. This rookie licensed real estate agent is most likely eager for their first sale. If that is the case, give me their name and I will inquire to see if they have a license on the Fl. DBPR- Dept. of Business and Professional and Regulation official website and email the results to you. If they are in commissioned real estate sales without a license, any contract you have with them to build a home could be VOID because of the felony committed when the person was acting as if they were a Licensed Florida Real Estate Agent.

With all that information explored, the real question now becomes:

What Real Estate Broker are you going to recruit to help you?
